Invensure Pro is built to strengthen property records, evidence handling and operational discipline. It is not a substitute for legal advice, professional judgment, statutory interpretation or a physical inspection carried out by the responsible user.

Important Risk Position

Invensure Pro is designed to help agents, landlords and clerks produce clearer evidence and stronger records. It does not guarantee compliance, regulatory approval, successful possession action, dispute outcomes, insurance acceptance or freedom from fines, penalties or enforcement action.

The legal and commercial risk of a tenancy remains with the user operating the platform and the business responsible for the property file.

1. Platform, Not Legal Representative

Invensure Pro is a technology platform operated by a UK sole trader trading as Invensure Pro. We provide software, workflow tooling, sealed records, document handling and data infrastructure. We do not act as your solicitor, barrister, surveyor, compliance consultant, managing agent, landlord, inventory clerk or authorised representative.

Nothing on this site, in the app, in generated reports, in prompts, in templates, or in support communications should be relied upon as legal advice. You remain responsible for taking your own independent legal or professional advice where required.

2. User Responsibility for Accuracy and Lawfulness

The person or business using Invensure Pro is solely responsible for the accuracy, completeness, timing, honesty and lawfulness of all content entered, uploaded, signed, served or relied upon through the platform.

3. No Guarantee Against Fines, Claims or Enforcement

Invensure Pro may support stronger evidence and better workflow discipline, but it cannot eliminate risk. We do not warrant that use of the platform will prevent claims by tenants, deposit disputes, local authority action, ombudsman findings, court criticism, regulator scrutiny or financial penalties.

If a user enters inaccurate data, fails to complete a process properly, omits a required legal step, misuses a template, or relies on outdated legal assumptions, that risk sits with the user and their business, not with the operator of Invensure Pro.

4. Evidential Integrity and Sealed Records

Where Invensure Pro states that a report or file has been sealed, that statement refers to the integrity of the data captured and stored within our systems from the time of sealing, subject to the proper functioning of those systems and any stated technical limits.

It does not mean the underlying real-world facts are true, complete or legally sufficient. Evidential weight will always depend on the conduct of the user, the quality of the original entry, the authenticity of supporting material, and the view taken by a court, tribunal, adjudicator, insurer or regulator.

5. Anti-Fraud and Misconduct

Any use of the platform to mislead, fabricate, backdate, selectively conceal, digitally manipulate or misrepresent the condition of a property is prohibited. This includes using historic photos as though they were current, altering images, falsifying compliance dates, misusing digital signatures or attempting to create a false narrative.

We may suspend or terminate access immediately, without refund, where misuse, fraud, abusive conduct, unlawful activity or professional misconduct is suspected. We may preserve records and cooperate with legal, regulatory or law-enforcement requests where we are entitled or required to do so.

6. Third-Party Services and Technical Dependencies

The platform may rely on third-party hosting, cloud infrastructure, authentication, storage, analytics, payment or communications providers. We do not guarantee uninterrupted availability, error-free operation, compatibility with every device, or continuous access to external services outside our reasonable control.

7. Liability Position

To the fullest extent permitted by law, the operator of Invensure Pro excludes liability for indirect, consequential, incidental, punitive or special losses, including loss of profit, loss of rent, loss of business opportunity, reputational harm, data reconstruction costs, litigation expense or enforcement-related losses arising from use of the platform.

Nothing in this disclaimer excludes liability that cannot legally be excluded under applicable law, including liability for fraud by us, or for death or personal injury caused by our negligence.

8. Supporting Policies

This disclaimer should be read together with our Terms of Service and Privacy Policy. If there is a conflict, the more specific document for the subject matter will apply.
